5 Simple Ways to Win More Instructions Without Spending More on Leads

Want more instructions?

The obvious answer is usually: get more leads.

Before you start spending more money on ads, portals or lead generation, it is worth looking at the opportunities you already have. You might be sitting on more potential business than you realise.

  1. Go back through your old valuations

Not every homeowner is ready to move straight away.

  • Some change their mind.
  • Some get distracted.
  • Some just simply aren’t ready.

Our advice?

Check back in.

A quick message asking how things are going can easily restart a conversation. No big sales pitch needed.

  1. Ask happy clients to recommend you

If someone has had a great experience with you, they are usually more than happy to pass your name on. You just need to ask. Referrals can be one of the easiest ways to win new business because the trust is already there before you have even spoken to them.

  1. Stay visible on social media

You do not need to go viral. You don’t even need to post every day.

You just need people in your area to remember who you are.

  • Share your listed properties.
  • Talk about the current market.
  • Give useful advice.
  • Show a bit of your personality.

When someone finally decides to move, you want to be the person they already know.

  1. Become known for your area

The more people associate you with a particular town, development or community, the easier it becomes to build trust.

You can talk about the places you work in. Make sure you’re sharing local updates about your area. You want people to say, "Speak to them, they know this area really well."

  1. Follow up

This is probably the simplest one of all. While not everyone is ready to sell or buy again, that doesn’t mean that someday they won’t be. It never hurts to stay in touch with previous leads or past clients. Send a follow up message, a Christmas card, or a seasonal greeting when appropriate.

Start with what you already have. However you find your next client, just know they are out there.

They might be an old valuation, a past client, someone following you on social media, or someone you haven’t even met yet. You must keep going.
