Ownership Costs & Practicalities

Annual service charge (2026): £2,981.15 + VAT — covers unlimited pool access for owner’s, park maintenance, waste disposal, third party public liability insurance, calculated in arrears and invoiced in March each year.
Annual ground rent (2026–2027): £2,810.42 + VAT — index-linked to RPI, payable in advance from April. Both charges are calculated on a pro-rata basis from the date of completion for purchasers completing part-way through the year.
Utilities (LPG gas, electricity and water) are metered and billed directly by the supplier.
