A light-filled 3/4 bedroom Victorian home, beautifully renovated with natural materials and sustainability at its core, perfectly positioned in one of Bristol’s most vibrant and community-focused neighbourhoods.

Set on Belle Vue Road in the heart of BS5, just down the road from Greenbank, an award-winning community pub, the house offers generous open-plan living, a private garden, and flexible space for modern family life. With a stunning bay-fronted kitchen/dining room at its heart, this is a home designed for both everyday family living and entertaining.

This beautiful and well-proportioned (1,292 sq ft) 3–4 bedroom bay-fronted Victorian home has been lovingly renovated throughout, combining original period features with a carefully considered, sustainability-led design approach.
Ideally situated on Belle Vue Road, a fantastic central location in Bristol, this much-loved family home has undergone a full renovation since the owners moved in seven years ago. With a wealth of original period features—from stained glass windows to architraves and ceiling roses—the property has been reconfigured and meticulously refurbished throughout, creating an ideal home for a growing family. It offers open-plan living at its best.
The property offers a welcoming approach, set back from the road with a low-maintenance and practical front garden (including a bike shed for three bikes). Once inside, you are greeted by an inviting entrance hall, including an original stained glass door and ceiling arch, that sets the tone for this beautiful period home, leading directly into the centrepiece of the property: the bay-fronted open-plan kitchen diner.
This thoughtfully designed hub of the home enjoys high ceilings, beautifully restored pine flooring, a contemporary Danish log burner, and an abundance of natural light from the tall bay windows and French doors opening onto the rear garden, an ideal space to relax and enjoy family life.
The bespoke kitchen has been designed and made by the current owner (a furniture designer and maker) using solid oak, with green Forbo linoleum drawer fronts, a natural material made from linseed oil. Dovetailed oak drawers, integrated appliances, and a carefully considered layout result in a kitchen that is as practical as it is beautiful, and perfectly suited to cooking, dining, and entertaining.
Additional ground floor accommodation includes a flexible family room (currently used as a home office and occasional guest room), along with a secondary kitchen, shower room, and WC to the rear. With its own access to the garden, this area offers excellent potential for guest accommodation, workspace, multigenerational living, or a separate annex.
Upstairs, there are three well-proportioned bedrooms, all finished with 100% natural wool carpets. The bay-fronted master bedroom is spacious, light, and beautifully presented. The rear double bedroom is also large and spacious and overlooks the back garden. The generous contemporary bathroom is finished to a very high standard, featuring micro-cement flooring with underfloor heating, a roll-top cast iron bath, a large walk-in shower with an integrated timber shower tray, and a bespoke vanity unit with storage.
On the first floor, there are two original restored wooden built-in cupboards offering plenty of storage space, and their positioning could potentially accommodate a future staircase for those looking to convert the loft.
The house has undergone extensive upgrades, including new wiring and a distribution board, a modern combi boiler with NEST controls, and cast-iron radiators throughout. Original Victorian pine doors and floorboards have been carefully restored, and finishes have been selected for their low-VOC and environmentally conscious properties, including natural paints throughout by Earthborn and Edward Bulmer.
Outside, the property enjoys a sunny private rear garden, with an area of lawn and a raised bed for growing vegetables, a large decked terrace perfect for summer BBQs, and an outdoor shed for storage. The garden features a variety of fruit trees (quince, plum, and fig), flowers, and shrubs carefully selected to encourage pollinators and bird life, along with a children's timber playhouse, creating a space for all ages to enjoy.
Belle Vue Road sits within one of Bristol’s most vibrant and community-focused neighbourhoods. Easton and Greenbank offer a rich mix of independent cafés, shops, pubs, and restaurants, alongside access to green spaces and the Bristol to Bath Railway Path—providing a rare combination of city living and access to nature. With excellent access to the M4 motorway and a short walk to Stapleton Road station to access mainline and fast trains to London Paddington.

VENDORS VIEW...

“We have lovingly restored and renovated our home and garden using the most sustainable and lovely materials possible. Our home is warm and spacious, with lovely light flooding the kitchen and dining room in both the morning and afternoon. We have thoroughly enjoyed our time in Easton and will really miss the wonderful community here, where we have made friends for life. It’s a very special place to live, and we will miss the wonderful street parties and BS5 Art Trail.
There’s a fantastic whole food shop, Mater, just down the road, and The Greenbank pub at the end of the street is a great place to meet friends and hang out. The Public Market and Sweet Mart are brilliant for sourcing all kinds of interesting food and ingredients, and there are plenty of great parks nearby, including a short walk to St George’s Park. Being right by the cycle path makes it easy to get to Bath or the harbourside by bicycle.”
