The first floor is still a blank canvas for the next owners, however is as it stands a very comfortable seven bedroom family residence waiting for the next owner to put their mark on it. The accommodation is set over four level, an impressive wine cellar, the ground level which includes five reception rooms, a shower room along with a work from home office. Level two has a master suite to include a dressing room and the potential to add an ensuite bathroom, three further double bedrooms, a family bathroom and a landing library with impressive country side views. Level four has a further three bedrooms and another family bathroom. Outside the property there is a gated front entrance and driveway parking for multiple vehicles. To the rear is an well manicured private garden.
St Albans House
Built 1868
Called St Albans House since it was built.
First building in the street and was surrounded by its own grounds.
Built for a couples only daughter who ran it as a private school for decades.
Shows and events used to be attended by families and villagers, there’s reference to St Albans House in local historic documents outlining this.
Skeffington Close was named after where the man who built it (Robert Sykes) was from Leicestershire.
We have a photo of Mr Sykes (who was a Church Warden or Verger in later life) outside Geddington Church.
We also have an Edwardian photo of the front aspect.
28-30 refers to when the classroom building was sold as a separate dwelling in the early 1950s. Access to that property was via the lane next to 30a.
The classroom was later lived in whilst the neighbours built their house (I have photos of this being demolished and the house being built in the mid 80’s). The lady still lives there.
All leaded windows re made last year using original glass.
Door glass was made with vintage glass in 2019.
Whole roof was replaced in 2019 with original specification "Rosemary" clay tiles (most desirable and expensive option). Insulated panels placed under eaves whilst this was completed. Roof remains under its 10 year guarantee.
Wine cellar has power to the light switch in conservatory for planned LED lighting and ceiling light cabling all routed.
Gates have shielded cable to both sides prior to ground work completion to enable electric gates and lighting to driveway.
Front, side and rear landscaping completed by 2020 inc Indian Sand Stone which cleans up beautifully in the spring.
The water tank is a recent “mega flo”pressurised system (£3k installation) and is very efficient. Thermostats controllable on touch panels or app.
Everything which has been rewired to two consumer units (new one in cupboard in breakfast room).
Integrated smoke/ fire carbon monoxide alarms.
Recent (2023?) Woodburning stove and liner in living room.
Bespoke re-installed skirtings and woodwork where needed.
Kitchen has NEFF / Bosch appliances (gas hob).
Boiler recently serviced under annual contract and given clean report with no concerns.
Plaster-boarding to kitchen, utility and workshop is insulated on external walls.
All rendering is a thermal product called Soltherm which is designed to be energy efficient (has a special layer underneath the surface).
Roof cavities over ground floor rear heavily insulated.
All structural changes are certificated by building control (4 steels from memory).
Power to three rooms on middle floor was only held off as we hadn’t decided on the socket layout, but power is fed to that floor under floorboards (electrician and I can direct).
Spiral wine cellar installed about 20-25 years ago. £30k or so to install now.
When rooms have been done they’ve been rewired, plastered and radiators renewed.
Electrical under floor heating in kitchen/ breakfast rooms and downstairs shower room controllable on app or wall panels with eco settings etc.
32A power supply to rear lower patio (we had a large Jacuzzi there).
Power cable to rear garden shed but not yet utilised (so power and lights to shed or rest of garden is easily done).
Most double glazing and bifold doors replaced or newly installed in 2019-2023.
Bifold door glass is specially tinted (bronze) so it doesn't make the kitchen hot when the sun shines through.
CGI images have been used to clear the space in some of the first floor images.
